What?

The Guidelines for Cooperation with Investors are a document that helps establish a fair relationship between the city and investors and creates a framework of predictable, transparent and systematic rules that benefit both the city (i.e. its residents) and the development project. The guidelines facilitate the approval of a building project by the city through planning agreements and clearly defined steps.

When?            

The city is expected to approve the Principles at the turn of the first and second quarters of 2025. They should come into force once they have been approved by the city’s governing bodies and published on the official notice board. As this is a voluntary framework for cooperation between the city and investors, the established rules may, by mutual agreement, be applied to ongoing development projects.

Where?

The guidelines will apply to the entire territory of the town of Příbram, whilst distinguishing between different categories of project and their location. The rate of the investment contribution is determined by a sustainability coefficient established according to the location and type of construction project.

How?

The guidelines will be made available to all investors prior to the start of the construction process; the city will publish them on its website in the ‘For Investors’ section, including the following annexes: a template planning agreement, a table classifying investment projects, a calculation for investment contributions, and a map showing quality-of-life coefficients.

Why?

The guidelines will ensure more efficient implementation of construction projects, contribute to the coordination of investment activities within the city, and ensure the development of the necessary infrastructure in the vicinity of planned projects. The city’s accompanying investments, funded by investment contributions, will enhance the attractiveness of these locations and, in the long term, help to create high-quality public spaces that will benefit the city’s residents whilst also increasing the value of the investor’s property.
