Zahradnická Street

We are seeking investors for the development of the Zahradnická site in Příbram

Help restore the splendour of the ‘Athens of the Podbrdy’. The town of Příbram has decided to support its sustainable development and has identified plots of land suitable for investment. Invest wisely and with the town’s support.

The Zahradnická site

 Total area  626 m²
Plots on the cadastral map     383, 384
Land ownership  37.3% owned by the town of Příbram

Distances

Distance from the centre of Prague 60 km
Distance from the motorway junction    6 km
Distance from the nearest public transport stop 176 m

What we offer: A very attractive location, a quiet spot in the historic city centre, close to Pražská Street, T. G. Masaryk Square and the Svaté Hory pilgrimage site.

What we expect: We expect the entire plot to be fully developed, ideally by completing the house; parking is expected to be located on the ground floor, or partly on the parterre level. The city requires that the project be consulted with the city architect or the building committee from the outset.

Distances in the Zahradnická area:

Community facilities

 Primary school  367 m
 Accessible healthcare  483 m
 Nursery  203 m
 Pharmacy  26 m
 Children’s playground 130 m

 Technical infrastructure

 Electricity (transformer station)   889 m
 Gas  1 m
 Heating pipeline  124 m
 Water supply  2 m
 Sewerage  1 m

Opinion of the city architect and relevant departments:

The site should be sensitively developed, ideally by completing the construction of a house. This is an area that has been affected by urban regeneration; a house once stood on the plot.

Local Plan: this is a stabilised SM zone – MIXED RESIDENTIAL AREAS – CITY CENTRE. The city will particularly support residential development projects, possibly in combination with community facilities at ground level.

The local plan permits development, provided that no specific spatial regulations are stipulated. Given the nature of the existing development, it is possible to construct compact, small-scale building(s) here that will complement the existing development appropriately, with a layout of 2 storeys plus ground floor, or, in some cases, up to 3 storeys plus a ground floor. The location is suitable for residential use, and some commercial facilities on the ground floor would be welcome.

Příbram

Thanks to its high standard of education and cultural life, Příbram was known as the ‘Athens of the Podbrdy’ at the end of the 19th century. Over time, however, the town not only lost residents but also saw its overall prosperity decline significantly. Following the closure of the mines, the town’s population growth began to stagnate. Příbram has decided to reverse this negative trend and attract new residents to the town. The town has now identified 10 locations for priority support for development. The Zahradnická Street area is one of them.
