Seifertova Street

We are seeking investors for the development of the Seifertova site (near the archive)

Help restore the splendour of the ‘Athens of the Podbrdy’. The town of Příbram has decided to support its sustainable development and has identified plots of land suitable for investment. Invest wisely and with the town’s support.

What we offer: A site with all available utilities, established infrastructure and amenities (shops, government offices, institutions). Good connections to the city centre as well as a recreational area comprising the Nový rybník complex and the adjacent Valle di Ledro park.

What we expect: Finalisation of the entire site, which connects to Seifertova Street. Parking is envisaged on the ground floor, or partially at street level. We expect the street-level area in front of the buildings to be finalised. Similarly, we expect the inner courtyard facing the existing housing estate to be finalised. The city requires the proposal to be consulted with the city architect, or with the building committee, from the outset of the project.

Opinion of the city architect

The vision is for compact urban housing that complements the frontage of Seifertova Street. The site is situated in a built-up and established area. It forms part of the Březohorské housing estate, the boundaries of which are not clearly defined. The plot has not been built on in the past; it adjoins the building housing the Příbram District State Archives and a food shop, whilst to the north it borders the nursery school grounds.

The local plan designates the area as BK – MIXED-USE RESIDENTIAL AREAS – URBAN COLLECTIVE HOUSING. The town will support the development of high-quality urban housing appropriate to the location, taking into account the character of the surrounding buildings, particularly the Březohorské housing estate and the nursery school.

The local plan permits development, provided that no specific spatial regulations are stipulated. Given the nature of the development, it is possible to construct compact, medium-scale buildings here, typically open-plan blocks with 3 storeys plus a ground floor, and in some cases 4 storeys plus a ground floor. The site is suitable for residential use, and some commercial facilities on the ground floor will be welcome.

Příbram

Thanks to its high standard of education and cultural life, Příbram was known as the ‘Athens of the Podbrdí’ at the end of the 19th century. Over time, however, the town not only lost residents but also saw its overall prosperity decline significantly. Following the end of mining operations, the town’s population growth began to stagnate. Příbram decided to reverse this negative trend and attract new residents to the town. The town has now identified 10 locations where construction will be given priority support. The Seifertova site is one of them.
