Ryneček

We are seeking investors for the development of the Ryneček site (the former fuel oil depot) in Příbram

Help restore the splendour of the ‘Athens of the Podbrdy’. The town of Příbram has decided to support its sustainable development and has identified plots of land suitable for investment. Invest wisely and with the town’s support.

What we offer: A site within easy reach of both the bus and train stations, which is suitable for the development of new residential projects. The site is situated near the Příbramský stream, and the surrounding area offers recreational spaces, including parks and a children’s playground and leisure area.

The site features a former heating plant (fuel oil-fired) and a chimney. The former heating plant is earmarked for demolition. The town, however, wishes to retain the chimney on the site, as it lends the area its identity – its ‘genius loci’. We regard the cost of removing the heating plant building as a necessary investment.

We expect the cost of its removal to be taken into account in the terms of the planning agreement. The budget for the removal costs can be downloaded here.

What we expect: Completion of the city block, including the finalisation of the entire site. Parking is envisaged on the ground floor, or possibly partly on the parterre level. The parterre is envisaged as a public space facing the street. It is also expected that the inner courtyard will be developed as a semi-public, or possibly partly private, space. The city requires that the proposal be consulted with the city architect or the building committee.

Opinion of the city architect

The vision for this site is to create a compact urban development comprising terraced houses that will complete the city block near Mariánská Street and Ryneček.

The site is situated in a built-up and established area which was previously occupied by terraced houses, similar to those on Mariánská Street or Březnická Street.

The local plan designates the area as SM – MIXED-USE RESIDENTIAL AREAS – URBAN CORE. The city will support the development of high-quality urban housing appropriate to the location, i.e. taking into account the character of the surrounding buildings.

The local plan permits development, provided that no specific spatial regulations are stipulated. Given the nature of the existing development, it is possible to construct compact, smaller-scale buildings here, typically smaller detached houses with three storeys plus a ground floor. The site is suitable for residential use, and some commercial facilities on the ground floor will be welcome.

Příbram

Thanks to its high standard of education and cultural life, Příbram was known as the ‘Athens of the Podbrdy’ at the end of the 19th century. Over time, however, the town began to lose its population and its overall prosperity suffered significantly. Following the end of mining operations, the town’s demographic trend began to stagnate. Příbram has now decided to reverse this negative trend and attract new residents to the town. The town has currently identified 10 sites where construction will be given priority support. The Ryneček site is one of them.
