Dolejší Obora

We are seeking investors for the development of the Dolejší Obora site in Příbram

Help restore the splendour of the ‘Athens of the Podbrdí’. The town of Příbram has decided to support its sustainable development and has identified plots of land suitable for investment. Invest wisely and with the town’s support.

What we offer: A site on the northern edge of the city centre, where the city would welcome an investor to help develop the area. The site is within easy reach of both the bus and train stations and is suitable for the development of new residential projects.

What we expect: The site is suitable for residential use; some commercial facilities on the ground floor would be welcome. We expect the entire site to be fully developed, including the ground floor as part of the frontage facing the street. Parking is expected to be located on the ground floor, or partly on the ground level. Similarly, we expect the inner courtyard to be designed as a semi-public or partly private space. The city requires that the proposal be consulted with the city architect or the building committee.

Opinion of the city architect

The vision for this site is to create a compact urban development comprising apartment blocks or, alternatively, terraced houses, which will complete the city block near Čs. armády and U Kasáren. The site is situated near the Dolejší Obora lake.

The area is situated within a built-up and established neighbourhood, which in the past was occupied not only by residential buildings but also by service buildings. These are currently used by the Technical Services department and will be relocated in the near future.

The local plan designates the area as SM – MIXED-USE RESIDENTIAL AREAS – URBAN CORE. The town will support the development of high-quality urban housing appropriate to the location, taking into account the character of the surrounding development, particularly with regard to the Březohorské housing estate and the nursery school.

No spatial regulations are specified in the local plan. Depending on the nature of the development, it is possible to construct compact, medium-scale buildings here, typically open blocks with 3 storeys plus a ground floor, and in some cases 4 storeys plus a ground floor, or 4 storeys plus two ground floors.

Příbram

Thanks to its high standard of education and cultural life, Příbram was known as the ‘Athens of the Podbrdy’ at the end of the 19th century. Over time, however, the town not only lost residents but also saw its overall prosperity decline significantly. Following the end of mining operations, the town’s population growth began to stagnate. Příbram decided to reverse this negative trend and attract new residents to the town. The town has now identified 10 locations for priority support for new development. The Dolejší Obora site is one of them.
